I've sold homes in all three of these neighborhoods. They're all great — but they're very different, and choosing the wrong one for your lifestyle is one of the most common mistakes Tampa Bay buyers make. Here's an honest comparison.

South Tampa: Prestige, Walkability, and Premium Prices

South Tampa is Tampa's most desirable address — and its prices reflect that. Median prices range from $650K to $1.5M+. You get Tampa's best walkability (Bayshore Boulevard, Hyde Park Village, SoHo district), the coveted Plant High School district, and a neighborhood feel that's rare in Florida. The trade-offs: older homes require more maintenance, flood insurance adds significant cost in many areas, and you're paying a premium for the address.

Westchase: Master-Planned Excellence at a Mid-Range Price

Westchase is what you get when you want South Tampa's quality of life without South Tampa's price tag. Master-planned with golf courses, tennis courts, resort pools, and a walkable town center. Median prices around $550K. Most homes are 20–30 years old but well-maintained. Close to Tampa International Airport — ideal for frequent travelers. Slightly lower flood risk than South Tampa. The trade-off: it's a HOA-governed community, which isn't for everyone.

New Tampa: Best Schools, Newest Homes, Longest Commute

New Tampa offers newer construction (1990s–2010s), excellent schools, minimal flood risk, and prices around $450K median. The trade-off everyone knows about: it's 40+ minutes from downtown Tampa in rush hour. If you work in New Tampa, Wesley Chapel, or USF area — or work remotely — this is an excellent value. If you're commuting daily to South Tampa or downtown, budget your time honestly.
